KATHMANDU: Nepal witnessed a record high of 56,010 property transaction deeds registered in Jestha 2082 (May/June 2025) during the current fiscal year 2081/82, according to the Land Management and Archive Department.
This marks the highest monthly figure this year, though it reflects an 8.42% decline from the 61,161 deeds registered in Jestha 2081 last year. The data underscores a sluggish real estate market over the past three years, failing to regain momentum despite recent activity, with the Terai region leading transactions.
In Terai, Inaruwa (Sunsari) topped with 2,158 deeds, followed by Janakpur (1,978), Bhadrapur (Jhapa) (1,740), Belbari (Morang) (1,732), Rajbiraj (Saptari) (1,659), Siraha (1,338), Malangwa (Sarlahi) (1,254), and Dhangadhi (Kailali) (1,249).
In the Kathmandu Valley, Bhaktapur led with 1,098 deeds, followed by Lagankhel (919), Kalanki (816), Chabahil (508), Sankhu (484), and Manmaiju (352). Over the two fiscal years, total deeds dropped marginally by 1.73%, from 491,116 in 2080/81 to 482,604 in 2081/82, with significant monthly fluctuations—e.g., a 23.45% drop in Ashoj and a 28.67% rise in Kartik.
Despite the decline in transactions, revenue collection surged. Jestha 2082 yielded Rs 4.72 billion, an 8.94% increase from Rs 4.33 billion in Jestha 2081. Overall, revenue rose by 13.63% over two years, from Rs 373.96 billion in 2080/81 to Rs 424.94 billion in 2081/82, driven by higher registration fees. Dilli Bazaar led with Rs 392 million, followed by Lagankhel (Rs 382 million), Bhaktapur (Rs 315 million), Kalanki (Rs 300 million), and Chabahil (Rs 289 million).
The uptick in revenue despite fewer transactions suggests improved tax efficiency, though the market’s sluggishness remains a concern amid economic challenges.
