KMC sets new land valuation: Price ranges from Rs 4 lakh to Rs 50 lakh per Aana

KATHMANDU: The Kathmandu Metropolitan City (KMC) has officially released revised minimum land valuation for all its wards through the Economic Act of Fiscal Year 2082/83. The new valuation, effective from Shrawan 1 (July 16, 2025), categorizes land prices ranging from Rs 4 lakh to Rs 50 lakh per aana, depending on location and road access.

As per KMC’s announcement, land along the main roads and adjacent areas in central locations such as Maitighar, Singha Durbar West Gate, Putalisadak, Krishna Pauroti, Hattisar, Jay Nepal, Kantipath, Jamal, Durbarmarg, Ghantaghar to Kamaladi Mode have been valued at the highest rate of Rs 50 lakh per aana.

Similarly, high-value zones include areas like New Road, Juddha Shamsher Statue to Indrachowk, Khichapokhari to Dharahara, Thamel to Kshetrapati, Asan to Bhotaity, and Mahendra Salik to Kathmandu Plaza, where the land valuation has also been fixed at Rs 50 lakh per aana.

The revised valuation includes:

Go-to path areas: Up to Rs 7 lakh per aana

Land without road access: As low as Rs 4 lakh per aana

Other notable rates:

Tripureshwor to Teku via Bishnumati bridge: Rs 32 lakh per aana

Bal Kumari to Koteshwor–Tinkune–Gaushala–Chabahil–Dhovikhola: Rs 28 lakh per aana

Putalisadak, Bagbazar, Ratnapark: Rs 40 lakh per aana

Old Baneshwor to Sinamangal, KMC Hospital to Ring Road: Rs 30 lakh per aana

Gaushala to Ratopul (main road access): Rs 25 lakh per aana

KMC stated that the new valuation is aimed at maintaining transparency in property transactions, managing urban land more efficiently, and improving municipal tax collection.
