Nepal’s housing and land market gains momentum, Dang records highest transactions

KATHMANDU: Nepal’s real estate market showed renewed momentum in the month of Baisakh, with Dang district emerging as the country’s top property transaction hub, as nationwide land and housing deals climbed significantly.

According to the Department of Land Management and Archives, a total of 58,886 property deeds were registered across the country in Baisakh (mid-April to mid-May), generating more than Rs 6.26 billion in government revenue from land and property transactions.

Dang recorded the highest number of property transactions nationwide, with its three land administration offices collectively registering 3,378 deeds during the month.

The breakdown shows 1,281 deeds registered through the Ghorahi Land Administration Office, 1,541 deeds through the Tulsipur Land Administration Office, and 556 deeds through the Lamahi Land Administration Office.

President of the Nepal Land and Housing Developers Federation, Bishnu Ghimire, said Dang’s rise in property transactions was driven by faster land classification processes and improved efficiency at local land administration offices.

“Most local governments in Dang have already completed land classification, which has prevented parcel division (kittakat) from being halted. In addition, compensation payments from mining and hydropower projects have increased land purchases in urban areas such as Tulsipur,” Ghimire said.

After Dang, Morang ranked second in property transactions, with 3,304 deeds registered in Baisakh, while Jhapa came third with 3,075 registered deeds, according to department statistics.

However, in terms of individual offices, the Bhadrapur Land Administration Office in Jhapa recorded the highest number of transactions nationwide, registering 2,043 deeds in a single month.

In the Kathmandu Valley, property transactions remained comparatively dispersed. The six land administration offices in Kathmandu collectively registered 3,022 deeds, while the Bhaktapur Land Administration Office registered 1,224 deeds, and the Lalitpur (Lagankhel) Land Administration Office processed 1,142 deeds.

Property Revenue Exceeds Rs 6.26 Billion

The government collected Rs 6.26 billion (Rs 6,26,38,29,000) in revenue from land and property transactions during Baisakh, marking a sharp increase compared to the same period last year.

In Baisakh of the previous fiscal year, the government had collected Rs 4.54 billion from property transactions.

Monthly data also indicate a continuing recovery in Nepal’s property market. In Chaitra (mid-March to mid-April), 55,531 deeds were registered, generating Rs 6.16 billion in revenue. Likewise, in Falgun (mid-February to mid-March), 36,471 deeds were registered, resulting in Rs 4.14 billion in revenue collection.

Real estate stakeholders say improvements in land classification, smoother administrative procedures, expanding urban infrastructure, and increased liquidity from compensation payouts are beginning to revive Nepal’s property market, particularly in emerging urban centers outside Kathmandu.
