Govt sets new land valuation in Kathmandu, Prices range from Rs 143,000 to Rs 7.62 million per Aana

KATHMANDU: The government has set new minimum valuation rates for land in Kathmandu district for the new fiscal year 2026/27 (FY 2083/84), with official prices ranging from Rs 143,000 to Rs 7.62 million per aana depending on location and road access.

The Land Revenue Offices have published the revised minimum government valuation of land following the beginning of the new fiscal year. The valuation is used as the minimum benchmark for property transactions and registration purposes.

According to the revised rates, land along major roads in some of the prime commercial and central locations of Kathmandu has been assigned the highest government valuation of Rs 7.62 million per aana.

The areas with the highest valuation include Maitighar, the western gate of Singha Durbar, Putalisadak, Krishna Pauroti, Hattisar, Jai Nepal, Kantipath, Jamal, Durbarmarg and Kamaladi, particularly land connected to the main roads.

Similarly, land connected to the main roads from the Keshar Mahal entrance toward western Thamel, Kshetrapati Chowk, Hanumandhoka, Indrachowk, Asan, Jamal National Dance Theatre and from Bishwojyoti Hall to Tindhara Pathshala has also been valued at Rs 7.62 million per aana.

The official valuation of land in these prime locations has increased from Rs 7.26 million per aana last year.

Other areas where the government has set the valuation at Rs 7.62 million per aana include Ratna Park, the Old Bus Park and Shahid Gate, among others.

Putalisadak land valuation rises to Rs 5.6 million per aana

The government has set the minimum valuation of land around Putalisadak at Rs 5.6 million per aana, up from Rs 5.324 million per aana previously.

For land in these areas connected only by unpaved roads and narrow trails, the government valuation has been fixed between Rs 2.2 million and Rs 3.7 million per aana. Previously, such land was valued between Rs 2.178 million and Rs 3.388 million per aana.

These areas fall under the jurisdiction of the Dillibazar Land Revenue Office.

However, real estate entrepreneurs say that actual market transactions in these prime areas generally take place at prices significantly higher than the government valuation.

Chabahil areas see significant increase

The areas under the jurisdiction of the Chabahil Land Revenue Office have also witnessed an increase in government land valuations.

Land along the Ring Road from Gaushala toward the Dhobikhola corridor has been assigned the highest valuation in the Chabahil area, at Rs 6.27 million per aana.

The rate was previously set at Rs 5.7 million per aana.

Overall, the government has increased the minimum valuation of land in areas under the Chabahil Land Revenue Office by varying amounts, ranging from Rs 70,000 to Rs 500,000 per aana, depending on the location.

Kalanki-area land prices also increased

The government has also revised upward the minimum valuation of land under the jurisdiction of the Kalanki Land Revenue Office.

Land along the Ring Road from Balkhu to Banasthali was previously valued at Rs 4.7 million per aana. The new valuation has been increased to Rs 4.935 million per aana.

Similarly, land in areas including Kalimati and Bishnukhola has been valued between Rs 2.3 million and Rs 4.3 million per aana, compared with the previous range of Rs 2.2 million to Rs 4.1 million.

Lowest valuation set at Rs 143,000 per aana

While prime locations in Kathmandu have government valuations running into millions of rupees per aana, the minimum valuation for land without road access has been set as low as Rs 143,000 per aana.

In the former Baluwā VDC area of Gokarneshwar Municipality, land not connected by roads has been valued at Rs 143,000 per aana.

Likewise, land without road access in some areas, including Balkhu Khola and the southern Kirtipur Ring Road areas in Wards 1, 2 and 10, has been assigned a minimum valuation of Rs 165,000 per aana.

The wide variation in government land valuation reflects differences in location, road connectivity and commercial potential across Kathmandu district. The revised rates will serve as the official minimum valuation for land transactions during FY 2083/84.
